Nanaimo subdivision near Mt. Benson in progress

Offering a full slate of land development consulting services, J.E. Anderson & Associates’ Nanaimo team has been working on an interesting subdivision project at 3100 Jameson Road in Nanaimo’s regional district. The project features a 10 lot, 5-acre subdivision near Mt. Benson, which is a popular destination for hikers and mountain bikers.

 

The lots are varied. Some are relatively flat, while others include high rocky sites with spectacular views. Three of the lots have 360-degree views, featuring Mt. Benson to the south, Lantzville to the west and Nanaimo and Gibsons to the northwest.

“We are proud to have worked closely with the Gregson family on planning the development of this site since 2004, when it was operating as a rock quarry and managed tree lot,” says Jeff Tomlinson, Manager, Engineering Services and Partner at J.E. Anderson. “The family history of this property goes back to the late 1800s and the current generation has tried to develop a subdivision that they can be proud of.”

As such, key challenges on the site were carefully managed. This includes the two fish-bearing watercourses crossing the full length of the site, the extreme terrain on part of the site and the limited access location from Jameson Road.

“Our team at J.E. Anderson worked very closely with the excellent staff at the Regional District of Nanaimo, Dave Clough R.P.Bio and the Gregson family to ensure that we followed all of the regulatory requirements and balanced those with the expectations of the developers,” said Tomlinson. “This was one of the more complicated sites that we have worked on given the natural constraints and the development permit requirements.”
