The team from J.E. Anderson did all the civil engineering and land surveying on a 3.9-acre parcel of land at 521 Gibson St., owned by Victoria-based LeFevre and Company. The 19 single-family lots are in a central part of town, near the downtown shopping area and the local elementary school, Wickaninnish Community School. As part of the project, J.E. Anderson’s staff connected adjacent Pfeiffer Cres. with Gibson St. via a walkway that makes it much quicker for children in the neighbourhood to get to school.
Some of the challenges J.E. Anderson’s team worked through had to do with the slope of the property. Given the property’s slope and the land use bylaws, J.E. Anderson’s surveyors designed a layout of 6 fee simple lots and 13 bare land strata lots. Additionally, while the team was working on the project, the municipality also had crews doing an upgrading project on Gibson St.; however, they were able to coordinate seamlessly thanks in part to the efforts of Tofino staff.
